Hi all,

Attached all pictures below for reference.

Recently I have small leak above my window. Has quite a few roofer to came out and quoted, so hopefully you guys could give me some advice and about their quote and the issue. The leak is above the window top right.

1. The first guy said: due to my neighbour mono ridge broken hence cause the water leak inside my lead and cause the leak above my window. We came up and found that there is long crack on the wall too. He quoted 600£ for change 3 mono ridge, seal all the gap loose, change few slates.

2. supply and fit water proof layer to asphalt box gutter (15kg) . seal corner where render meets brickwork which shows signs or deterioration and to rake out and point area which shows cracks by roof edge (total 400£)

3 . fix solid edge tiles to stop making nose in the wind . fix any missing or broken slates .To fill gaps in ridge tiles to stop water ingress. clean and seal lead with aqua seal.  (£1200)

3. Primer all identify areas. Apply torch on felt to both ends of both gutter-covering and existing gap/cracks. seal lead above identify area, seal corner above window, sealing all gap between rudge tiles with waterpoof lead sealant, identify defective slates and remove then replace defective slates (£1150)

many thanks for all the advice. Unsure how to post more pictures. I will leak the link here for the picture hopefully you guys dont mind click on.
