Flow of house and Size of rooms

Hi,

Would like your thoughts on the attached floor plan especially the size of the bedrooms and where the kitchen should be.  At the minute it is in the center with a wall but was thinking about removing the wall and making it all open plan. 

 

Any comments would be gratefully received as what to get it right.

Help us out a bit, please.....

  • How many people will be living here?
  • How many visitors 'always' come to stay? 
  • Any 'yoof' around?
  • Anyone in a wheelchair?
  • How do you get the shopping from the car into the kitchen - without ruining your carpet?
  • Where do you kick off muddy shoes when you have two arms full of haggis (that you've just shot)?
  • Can you get to the garage from the house without getting soaked?

One thought,  the only bath is in the master en-suite so if anybody else wants a bath they have to use yours!  I would consider a family bathroom and remove the en-suites from Bed 1 & 2, you could then line it up with the en-suite below for plumbing/drainage alignment.

 

Utility/plant room tacked on the end you will get long service runs, DHW re-circulation required, MVHR runs......

 

SO possibly can it be re-thought with the kitchen by the utility, practical purposes only.

  • Can you get to the garage from the house without getting soaked? Garage position has not be thought of yet but most probably will be to the front of the house as separate stand alone

The reason for the utility being there was for the dogs to keep them away from main living area. 

 

Good point on the 2  en-suites  and making them a master bathroom
