A semi detached house that has lapsed permission to build 2 semi detached houses in the garden alongside it.

 

I think it could make a good self build plot instead for one detached house.  There is even a static caravan there already for you to live in while building.

 

Buy the whole lot, sell the semi and keep the plot?

Shame it is in Bradford but I guess the price reflects that.  Otherwise a really good project.

The plot premium looks to be about 100k.

 

The house alone would be about 135k probably.

 

Imo nearly double is too high when PP has lapsed - the key due diligence questions are *why* it lapsed, and why nobody would buy it with PP.

 

I think the price is over. But then I always think that. It has been on since last September.
