Patrick williamson Posted January 18, 2021 Share Posted January 18, 2021 Hi I have a leak that is coming into my basement , only happens during heavy rain. Had drains checked by water company and these told are fine . They put dye into drains and nothing showed up.When drains cannot cope water over flows so I am thinking it's getting in via concrete or fissure. Any advise best way to seal from happening . Basement ceiling and walls get damp and discoulrs paint . Mr Punter Posted January 18, 2021 Share Posted January 18, 2021 I once had a house with a cellar that would flood when it rained. I just use it to store non-vulnerable items. We were on clay and the water would force its way between the wall and floor. If you would be best with type C waterproofing involving drainage membranes, a perimeter channel, sumps and pumps. Expensive and disruptive but effective. You will lose a bit of floor space. I am not sure what the drainage issues are but you could fit a non-return valve. More investigation needed. Declan52 Posted January 18, 2021 Share Posted January 18, 2021 Could you put in an extra drain/drains to help get the water away quicker so it doesn't back up and overflow. TonyT Posted January 18, 2021 Share Posted January 18, 2021 So it only happens when it rains heavily? what about a french drain outside to try and remove some of the water away from the building? are down pipes ok, is it an old house, sometimes cast iron splits at the back and then soaks the wall. is the guttering complete and able to take the surface area of the roof water ? Bitpipe Posted January 18, 2021 Share Posted January 18, 2021 Tell us a bit more about the basement construction, when it was built, what the current waterproofing strategy is etc. Newton have plenty of products to seal basements but you need to understand what the root cause is - agree that effective external drainage is probably the starting point. Declan52 Posted January 18, 2021 Share Posted January 18, 2021 Can you do a plan showing a rough outline of your plot showing the house position,downspouts, manholes and anything else you think that is relevant. Do any neighbours have the same issue? Can you take a bit of the boxing off and see if there is a leaking joint? Can you get a firm to CCTV and report on the condition and direction of the drain?
