When does self build insurance become home renovation insurance or just standard home insurance?

We keep having to extend our self build insurance as our project runs on and on, and the cost of it is painful. We're only four weeks away from moving in but our building insurance is due to expire imminently (well, today, to be precise). 

 

The electrician is inside doing second fix, and block paving is being laid on the driveway, and landscapers are using diggers and dumpers in the back garden. Does this require an extension on the self-build insurance? The Protek quote is £437 inc vat for 3 months. I could get house insurance for the whole year for not much more than that.

 

If, say, the electrician was to electrocute himself whilst on my house, for example, would he not be covered by his own company's insurance anyway?

A few weeks back I tried to move onto normal insurance.  it took over a week of questions back and forth to the broker about what work was still to be done on the house, and when the quote came in, it was £100 more than renewing the self build insurance.

 

I have concluded I am not going to get a sensible normal insurance quote until I have a completion certificate.

 

All that needs doing to mine is the sun room needs finishing (does not even have windows yet) and some internal joinery.  There is no heavy machinery work needed, but that did not stop the insurers being ultra cautious.  and your self build insurance will have employers liability insurance for trades you employ.

The planning permission completion certificate or the building regs one? Sometimes this can take the council a whole to do, no?

Building regs completion is what they will want.

My annual Protek insurance is not much more than your 3 month extension and I have previously noted their 12 month policy rate is better value per month. Are there any optional extras you can remove from the cover like hire plant, legal cover and personal tools?

 

I recall a previous thread on this subject where someone said they managed to get conventional householder cover pre completion, this was through a specialist insurance broker.

I used Sennocke Insurance and got an unoccupied buildings policy.
