Not going to laugh.

This costing out by the metre square is really a nonsense.

There are just too many variables.

If you want to cost a house, decide what you want, then get prices for each component i.e. legal, acquisition, services, surveys, professional fees, bricks, timber, cement, plaster, pipes, wires, kitchens, bathrooms, stairs, windows, tiles and so forth.  Then there are things like taxes, delivery, CIL/LA costs.

Contingency fund is a complete nonsense as that gets blown away almost at the beginning.  Contingency=can't cost properly.

Then decide it is just way too expensive and easier to refurbish.

No land to be included 

BUT 

We included in our £830 m2

everything in the house plus two d garages All fees and connection charges 

We had no borrowing costs 

But someone who has would be justified in including those

its a debateable point

If you buy a house you  buy land  as well

but for most purposes it is always meaning just the  total cost to build the house -and not including the plot

what he means is 

you could use best welsh slate at £100+ per sqM or concrete tiles at £10sqm

same goes for all the other choices of kitchens, flooring etc etc

 also price quoted by builder will include labour

a self build like @nod  there will be no or very small labour costs

 apples +oranges

No 

I wouldn’t have included borrowing costs or rent in the build cost but some may want to highlight them 

Why I say this Is one member wanted to include the land cost which would make costing pointless

I think for the purpose of helping those that are in the planning stages and trying to get a feel for coatings 

We could break it up into several categories 

Turn key 

myself and a few others doing most of the labour 

and something in between 

 

and you have the spec of the build 

I know on our build we could have saved thousands had we needed to

My view is that any spend that has arisen directly due to the fact you are building a house should be included.

 

If you buy a house you budget for stamp duty.

 

Why do self builders cherry pick what costs are included - my suspicion is people have a tendency to want to convince themselves they spent less (usually when Joe public may enquire as to 'so how much did it cost to build').

 

A bit like people who having bought something on offer say 'it's worth £100'....but you bought it for £50....ergo....its worth £50!

 

I include everything but it's a personal choice.  I'm under no illusions - I may 'just' break even all this build when all costs are considered but I'm ok with that.

 

I think the main problem with this topic is the question.

 

If you ask 'how much does it cost per m2 to build' that is the a answer you will generally get - the price of materials/labour to 'build' it.  If you are starting out and trying to work out how much it will cost 'all in', then the list of 'extras' to this m2 cost can be endless.

 

Start with how much you have, subtract the plot price and there's ya budget, the m2 cost can vary widely and a lot depends on the choices you make I.ie standard of finish etc.

 

This is a minefield - all I can suggest is trawl the forum and it help to gain a better understanding of costs.
