  1. My home (which I had just started to renovate) was flooded Aug 20, and I was forced to move out and opt to demolish and rebuild instead. I requested exemption from rates at the time, but was (finally, due to COVID!) contacted by LPS this week to say I was responsible until demolition (after planning, still outstanding) had begun. Reason, I have a structurally sound (or structurally repairable) building, even if financially unviable. Has anyone experience, knowledge or advice - I could do with the breather?
  2. Hiya - I am just gathering all relevant information around a surveying report and the response to additional questions based on a valuation completed on my former matrimonial home. Going through a messy divorce and have some red flags and issues around the conduct of the surveyor. I have asked him for his complaints policy but he hasn't got back to me yet. If I went on to explain my concerns would there be anyone here online who could offer an informed opinion please so I can decide if it is worth pursuing? Cheers, Jason
  3. Just received a letter from the LPS today stating they would be having a surveyor out on Wednesday to measure and photograph the house for valuation purposes. As the house is incomplete and uninhabitable, do I cancel or put off the visit? Does the visit trigger anything in rates terms or is it purely for their records? Or is it an even better idea to let them survey it now unfinished, and with no garage yet built?...
  4. Hello Folks, So we are about to start the mortgage application process in the next couple of weeks. Bit worried about this part given it is the most important aspect of the whole project but we have been told we 'should' be able to lend what we need...fingers crossed everything goes to plan! In regards to the application the lender will carry out a valuation on the land (we already own). I wanted to ask if there was any advice in regards to the condition of the land to get a fair valuation. For example should we be clearing the land in question before the valuation? We have some building materials lying in corners (pallets, slabs, bricks etc) - would this effect the valuation? We also have some neighbouring trees running down one side of the plot (owned by the neighbour), should we be cutting back the overhang? I am probably being too picky but I really want to avoid anything which would compromise the valuation! Thanks!
