  1. Hi All. I know this forum is for selfbuild house but I need some advice from you experienced people in terms of if the planning design is most appropriate most value for money option. The property is detached house with c 0.25 acre of plot and was previously used as a care home but it is currently used as 7bed HMO and has Sui Generis planning permission and HMO licence. Current value is based on income multiple based on the number of rooms so theoretically number of rooms go up, the value also go up. Hence in that basis I am planning to increase the rooms from 7 to 11 or 12 (if possible). One option was to rebuild one bed flats units but I was not sure numbers of flats I would have achieved in there and the cost of entire rebuild meant that I went with additional rooms. I did some alterations/remodelling/refurbishment in 2019 and ended up spending c125k including finance costs. It included new plumbing/electrics small utility extension, hence I did not want do radical changes in remodelling option but I think if I can recoup that via further increase in the value from rebuild of flats I might treat that 125k as sunk cost with a heavy heart but that would mo doubt hurt. I attach the exisiting and proposed plan for remodel/extension option and would appreciate your feedback on it or if you think rebuild would be more suitable as flats then happy to consider that as well.   2. Hi. Please could somebody share the cost estimation spreadsheet. We are embarking on our self journey (remodel/rebuild) and I want to cost both option so that I am clear as to what can be achieved. Has anyone been to QS. Are they worth the money? The issue is they would need plans and plans would cost money and two option would cost more moneys so I want to see first I can pull of total rebuild, if not I will go down the remodel route. Would really appreciate any help you guys can provide. Thanks.
  3. Hi, I'm selling in January to fund my self build but the estate agent recommended upgrading the kitchen if I was able. I'm happy putting down new flooring (the existing has lifted due to previous leaks) but am debating if I should replace the existing kitchen doors or get them repainted? I'd like to get the countertop changed also - they have that cheap metal strip in the joints. Not sure I want to have to take out the sink but that's certainly doable. Anyway, the doors are coated with plastic something - might be PVC. I can clean them up and paint them myself to keep costs down but would the finish be worth it? There is also a resin you can pour onto a countertop I've seen people use, would that be an option? Anyway, any ideas welcome. Initial research shows that a professional respray is over €1K, or new doors about €540 based on my current research. I can install doors/soft closers etc myself and get new handles. Not sure about the end carcass facings / shelves etc and if these can be left or should also be touched up? I'm not set on any particular style, just one that refreshes things and caters to most tastes? Thanks!
