Hi everyone , thank you in advance for anyone that takes the time to respond to this post. I am really grateful. I have an issue when it rains that the water appears to come down through the render and drip from the seal with the window/patio door. Fortunately it drips the building side of the window and not into the house. As far as I know there is no issue with damp inside the house. You can see from the pictures that it looks like the render has been patched up around the window and patio door. There is no gutter above this section of the property and there is a valley gutter to the left. I have no issue with any other door or window. I would appreciate any help with what’s going on and if there is anything I need to watch or take remedial action on. We have been in the house for 6 years. Hi Just wanted a few opinions on next doors building works. Our neighbours are having a ground floor rear extension built on their property. It is the same length and height as our existing extension. Their builders have built the walls and put the roof on quite quickly. They erected a wall 6 inches from our party wall but left the roof guttering down pipe in its original position, running down between the 2 walls, presumably into the original drain. See photos. This drain is now totally inaccessible so if it were to get blocked we couldn't get to it to unblock it. I'm hoping that they have thought of this and have a solution. I have asked them but they claim not to understand English. Can any experienced builders or roofers suggest what next doors plans for this trapped drainpipe and inaccessible drain might be? Interesting - just been putting the bin out and nearly came a cropper through wet ice. This morning it was -2C here, currently it is 3C, and it had rained, then stopped, then started again. It has been noticeably slow over the last days for e car windshields to unfrost - I have been needing to preheat windows even in mid-afternoon. I went across 4 surfaces: 1 - Council slabs. Grippy for my pumps. 2 - Gravel. Grippy for my pumps. 3 - Tarmac in the lane. Grippy for my pumps. 3 - Ribbed concrete on the drive. Nearly went over. I'm assuming that was puddles from early on that had not thawed and now had a film of rain. Anybody else? Ferdinand

Thought I'd add this to the blog but would be very grateful for some advice. Some construction background: MBC timber frame, flat roof, pumped insulation in roof void. Make up of roof is Sarnafil (hot welded) laid on a felt base, on top of 22mm OSB roof (with a slope), on top of 22mm OSB roof deck (flat - slope provided by battens to create the fall), then 400mm pumped insulation between the roof joists, air tight membrane, battens, 12mm plasterboard and skim. Roof lights on the flat roof (including a lovely round one, subject of another blog post). Yesterday we had some drips coming through the finished ceiling, about 700mm from the edge of our circular rooflight. We cut away some plasterboard to see what is going on. Plasterboard soaking wet, batten soaking wet and looks like the insulation is soaking wet. There is some water damage closer to the rooflight too, visible in the photo, but we started our cut at the plasterboard edge which is where the water started seeping through - the low point I guess. Have contacted roofing supplier and rooflight supplier (both of whom fitted their product). What shall I do next? I can't help feeling that without detecting the source of the leak neither supplier is going to help us. Any thoughts? Cut away our ceiling until we find the edge of the problem? (as we get nearer to the rooflight bit of course we are 7m off the floor ☹️)

MBC are pretty much done now and it looks like my luck with the weather is about to run out as some rain is due next week. I want to get a load of polythene that i can chuck over the roofs and anchor down to try and keep the worst of the rain off it. Its mostly the garage roof I'm concerned about. Does anyone have any suggestions of what I should use?

Hi I am planning where the gutters and downspouts need to go .. ..i know the wife wants things to be as TIDY as possible at the front and back (The sides are invisible to us and anyone due to trees one side and a high fence at the other) I see how others have built SIMILAR Potton homes and where they put their downspouts ... Let me know if you think I have planned well please Also a) Do you think the downspouts either side of the Sunroom are necessary ....as there is a ceramic patio tiling going all around it and i think it might make it look messy ? b) also i was considering ...it might be daft ....but is it possible to FLIP a downspout around the corner ? basically to maintain the clean look of one side of the house ?

Having moaned about the lack of protection of my xtratherm during the house build, I now find that the garage build insulated with 100mm rockwool is randomly unprotected, protected with sacking, protected with DPC. So it has got wet in the recent horrible weather. Person A tells me it will dry out Person B tells me it never dries out Given this is an unheated garage of 70m2 I can't see how the insulation in the wall can dry out. Questions: Whats the normal accepted practice (and ideally what is best practice) for looking after the rockwool type insulation during a build? Will it really dry out? Thanks
