  1. We had useful checklists at EBuild. Since I am looking at plots, I thought it would be useful to make a start with things that can be checked or thought about before actually purchasing the plot. I am looking for questions, issues, places where checks can be done, and useful sources of information. Please drop any useful thoughts and links in the thread, then when we have done a bit the admins can decide where to put it if worth preserving. -------------------------------------------- ** References Wayleaves: These are rights for third parties to use your land which do not provide the owner with services, eg to put an electricity pole or have oversailing wires. They may be mentioned in deeds, or enshrined in an agreement, and you may (or may not) be able to get them moved unilaterally or by agreement, for no money or at significant cost. Discussed on buildhub in this thread: Wayleaves and Overhead Wires. ----------------------------------------------- ** Information I am looking for for the checklist: Sewers - Where can we get maps? Checking Boundaries. Checking for TPOs. How to look at Former Planning Permissions. Check details of former sales listings. Check viability of road access. What can I tell about the ground conditions from inspection of the plot. How to check previous site usages.
  2. What are friends for? They are the ones who come to your gate, ostensibly for a natter, and say "Well, yer not going to want to hear this, but......" Yes, I haven't lined my containers ... yet. Oh that most important little word. YET. And now's the time to prepare for winter. John's (my mate) absolutely right. I have to line it Off to the BM, and bought myself £81 quids worth of pure joy. And on the way back fell to wondering what to stick between the ply and the container, if anything at all. Bitpipe I remember bought a DampStick. And on his recommendation I bought one.... haven't used it yet. I've bought some 5.5mm ply and some 2 by 2. I've researched the issue on Tinternet (YooChube) here, here and here (the last of these YT vids is eye-opening for me anyway) and on Goooooogle and this article seems to be the most objective one of all. Lining it with mud is one option, I understand. Hmmm, that's got potential hasn't it? But there's nothing about lining a container for OUR needs. So, with luck I feel a checklist coming on. Anyone got any ideas, tips, please?
  3. This checklist is intended as a starting point for your own thinking. It isn't definitive, it is intended as a guide. There's a downloadable pdf (a link at the bottom of this list) version which I'll update in the light of comment. Comment and discussion make this list more useful: please add to it, and make suggestions or offer constructive criticism. This particular list is far from complete - there's a lot to think about getting the foundations right. Soil survey : get one done Topographical survey datum: have two Costed Enabling work Delivery access, how? Site Signage Perimeter Fence How will you pump out when necessary? Temporary sump for perimeter drain Ridge line? Marker system to avoid over-filling Logistics of getting concrete to site, access track, concrete pump, crane and skip etc BCO requirements and experience ======ARCHITECTS================== Architects proposal If relevant, has the Architect ever done passiv before? ======STRUCTURAL ENGINEERS======= SE calcs, but if passiv slab care needed Insulated Concrete Foundations needed? SE and Professional Indemnity Insurance. Strip, pile, pad, raft : which? =================================== Trees? TPOs? Services already on site: dead? marked? protected? Perimeter Drain Drainage layers Shuttering for existing drain runs. Neighbours informed, how close? Party Wall Act Detailed drawings to BC Crossheads in place Trenches checked Levels checked Location of services within the makeup, drains, water, phone, gas, etc Redundant ducting to be included (for use at a later stage)? BC contacted Build up? Detail Steel reinforcement, where, how much, starter bars for walls etc UFH pipes within concrete mass or in screed? So, because the text without the link is useless, I have deleted some references to the authors. Over time I will link this checklist to comments on (buildhub and elsewhere) which substantiate the point made. Will a Planning Consultant do? Do you have to brief an architect? Will an Architectural Technician do? Consider doing some of the designing yourself or perhaps a CAD Technician Is an architect working for a house manufacturer appropriate for your build? Research suitable architects: websites, relevant journals Make a long-list of possible companies Check each architects credentials here Is the architect bankrupt? Check the architects Indemnity Insurance Make initial contact; listen Ask for examples of existing work; visit / drive by Company brochure Work up a brief. Consider budget and don’t forget VAT Will the architect of choice actually do the work? Does ecology come into the mix somewhere? Time scales. Refine your brief, and write up. One side of A5. Send it to the architect in advance of your meeting List the questions you want to ask, and refer to the list during the meeting Meeting: has the architect read the brief? Does the architect listen?
