  2. Sorry but going back to planning, our officer wanted bungalow and would not budge, I know it took a long time but I appealed to the Secretary of States office and won hands down, in fact the council was told they were not abiding by their own policies ?. I don’t know your circumstances.

  3. Well, I know I have been quiet the last 4 weeks or so... ..been biting my nails and waiting... BUT..A few days ago we got APPROVAL of our 3 Bed Home !! Thanks to all that helped me with advice and sent me samples and guides to look over for the statement and gave me other advice Special thanks to Forum powerhouses ... Ferdinand and Jack I now have to get these conditions signed off for building reg I guess...so maybe I will be bothering you lot again soon regards Ed

  6. All our habitable area is on the ground floor, and have put UFH throughout, except for Larder. - And we went with low-tog underlay and carpet in bedrooms. Also think about how you're going to do your shower floors in the slab. We went with forming the slope in the slab (post main pour) and tiling directly over the slab.

  7. A while ago I found the detail(s) shown below. These might help @Rdddk ? - Does anyone have any views on their pros/cons? I'm not too sure on the detailing for the air-guard as shown which looks like it would be fiddly . I'd had planned to simply wrap the airtight membrane around the joist end before tucking back in to the wet plaster coat below. Thanks as always

  8. In a thread elsewhere I've bemoaned about my DG windows and how badly they were installed. This was by an approved installer. Quite a big name where we are tbh. Just banged in the hole with damn great gaps. No foam just upvc trim super glued. Draughty as Hell. Just 'cos they've paid into a scam doesn't mean they're good!

  9. @Ferdinand my new build 71sqM bungalow in Wales is now approx 1 year old. It's an EPC of C71. Heating is via bulk LPG. Its a holiday home so not really typical but the first full year of heating bills (Edit: inc cooking and hot water) came to about £170 of LPG which was 560 litres + the £60 standing charge for the tank rental. If I average the walls, roof and GF slab my U values are 0.15 and windows are 3G at 0.8. Air tightness is 3.7m3/(h.m2)

Hi, I have just installed two bi fold doors from kitchen and lounge but they open into a large conservatory ( un heated) across the back of our new build, well they will next year when I get time to build the conservatory ?. I had mine made from oak and specified double compression seals not brushes as they quickly start leaking from my reading. The conservatory will also have two sets of double doors opening to the garden so should give us lots of flexibility on the use of the space. Ours is a cottage type of construction but everyone thinks ours is in keeping with the whole build.

  12. +1 for having the smoke alarms on one of the lighting circuits.If they are on there own, you may not notice if they trip. If they are off a lighting circuit you will soon notice.

  13. I am indeed MK10. Sadly the local is a harvester. . food is a little bland...but the beer is fine. but according to the wife .....I am too busy to visit it these days LOL
