  1. Delivery VAT can go on the reclaim, or at least it did go through on a few dozen of our receipts. AFAIK, you can recover all the VAT on materials, including the cost of delivery.

  3. The reason I will not fit a downlight with insulation above is I recently fitted some fire rated downlights with LED's. They probably would have been okay covered. But I went back a while later to do another job, and the LED's had been replaced with halogen GU10's "They were too dim"

  4. +1 From my perspective, its a very annoying rule as I had around £1K of additional haulage costs that I had to arrange myself due to our 'remote' location.

  5. Yes the delivery is a permitted VAT reclaim provided it is listed on the same invoice as the materials. If a separate invoice it is not claimable.

  6. Or use these. http://www.diy.com/departments/round-terracotta-pot-h170mm-dia210mm/925981_BQ.prd?icamp=recs&rrec=true I have used them in my last house and my new build to cover all the downlights. Cut a notch out for the cable and silicone it to the plasterboard. If the pot has drainage holes in the bottom then another dab of silicone sorts that out. It's a 2 min job for each light.

  7. So what are your thoughts on the downlighter hoods, not the intrumicent ones but the boxes that allow insulation to be placed directly over the top. As the price of them is shocking can I make up some boxes using plasterboard, I only need 4 so think I can knock them up in half an hour.

  8. Yes. But only for four years, (so I have heard.... That'll need checking)

  9. Thats not strictly true as some manufactures such as Enlite allow for insulation over theirs but they are the exception rather than the rule. The E8 can be covered by up to 300mm of fibre insulation. http://enlitelighting.com/gb/ProductDetail/EN-DE8CX Enlite have also brought out a colour switchable downlight so you can swap from warm to cool white at point of fitting. They also have a 3 year warranty and replaceable bezels so are pretty flexible in what they look like.

  10. You seem to have plenty of evidence that he is trying to over develop the plot. Present all that evidence in your objection and ask for the scheme to be rejected, or scaled down and re applied.,

  11. Haven’t really kept this blog going as I’ve been flat out working on things myself, was much easier to blog when the builder was doing all the work! We passed a year since we broke ground on 27th September and should be in well before Christmas so I’m very happy with progress. Kitchen being fitted on 16th Oct and then a few days of joinery work. Then gloss like mad and we should be somewhere close to moving in. Can’t wait!

  12. Yep - my bad - 292. Off day yesterday, have rechecked everything else I did yesterday and it looks like the only one though. Given all the above I guess you do have some levers you can pull, should you wish to, in your response to the application.

  13. I'd want a block plan showing the area of the houses and the area of the land and the recommended area. I wouldn't be surprised if they were misstated to make it seem like the house uses less of the land than they do. I think this kind of plan is necessary. You might want to compare the area to what was shown in the sales particulars. The parking plan and the block plan are different. I think the parking plan needs the distance to the pavement on it, I would not be surprised if parked cars in front of the houses overhang the pavement. I would think there is a 6m minimum or something like that. The height needs to be shown. I would also want to see this in context of the other houses at either side. I was asked for the first and second thing by planning for my house.
