(I thought he would sound much older...) there isnt much additional info for someone who has read all his blogs but still nice to hear about his build.

  4. Don't bother - the Fire Service won't tell you and when I've checked it is 50m and the only (arsey) BCO that checked on that occasion tried to do it with a 5m tape and it kept moving... There is a direct access down the side of the property at both sides if you look carefully .. stick another gate under the apple tree...

  10. Oh how I have come to agree with you: painful. A thorough check of an Invoice against the relevant counter dockets with my local BM showed an error - of £15 in my favour. It could just as easily have been the other way round. And I have only checked a small sample. I had become sloppy at keeping the dockets and then checking them against the invoice. All the dockets are hand-written - sometimes so sloppily that I once remarked .... 'I'd love to meet the person who taught you to write'. Not joking, his writing looked like the scrawl of a drunken left-handed inky parrot. "None of us can read his writing either" was the chorus behind the counter. There's huge pressure on the sales folk to get account customers served and out of the door. They'll never see the hand-written docket ever again, and couldn't care less. It's the folk in the accounts department I feel sorry for. Cash, up front from now on - if the lads at the counter have to look the price up and every one has to wait - well that's the price of accuracy.

  11. The two lots of G1 Spanish slates I bought in the last 6m were £1.15 each so that does sound a bit toppy even with the exchange rate shift. Its worth find a specialist roofing or slate supplier as certainly not my local Jewsons (whom I've built a good relationship with ) never seem competitive.

  13. I've just been slate shopping. Slate quality and the degree of thickness grading seems to vary widely. The conclusion I came to is to stick with an A1 S1 T1 quality grade, and pay a premium for slates that are tightly thickness graded, and/or ensure your roofers do a proper grading job to get them to lay flat. Pyrites inclusions are normal and shouldn't rust on a T1 grade. £1.55 ea seems high; it might be a great slate, but you can get good slates <£1

  14. It's what most estate agents call "link detached". Yes it's not truly detached, but there are no habitable rooms adjoining, so you still get most of the major benefit of a detached house, not being able to hear your neighbours, and not having to worry if you play your hi fi too loud. But if both extended / converted so there were habitable rooms adjoining, it would definitely be classed as semi detached and worth less.

  15. i thought the same thing and uncommonly for me didn't say anything , it's not terraced but a builders way to save ground and sell as detached and sell for more than a semi. i too would build to right or behind simon

  16. Is it really detached tho,? No offence to the OP, But when I saw the picture I thought he'd actually missed out semi accidentally, If an estate agent showed me this as a detached house I think I'd probably laugh at them.

  17. Unlikely that BC will let you make your own as the QC processes for SIPs ensure they are structurally sound and are properly "structural" as the foam takes some of the load in a panel. Panels aren't expensive to buy tbh so it may be quicker and easier in the long run to buy them in.

  18. I think a better product than peanut butter would be marshmallows - surely better insulating than peanut butter?? You can buy ready-made panels from certain producers which will probably work out cheaper than bespoke/designed ones. If creating your own, you will need to ensure that there are no gaps at all with the insulant.

  19. I would also caution you is this the best way to add space to your house? As has already been mentioned, if you do this, then you make it easy for your neighbour to do the same, and then your house devalues because it becomes a semi detached rather than detached. Do you really need an extra bedroom, or are you looking for an easy way to add value and sell it on? Looking at the picture, there's scope for an extension to the right, and quite possibly to the rear as well.
