I was hoping to leave most of the demolition work until the brickies were ready to build the gable walls, and minimise the risk of rain damage.

But now I'm thinking the old structure is getting in the way too much. I need to get services in the ground and start levelling the oversite etc. In the picture it's the whole left hand side that will need to go and also around the side about the same width.

I was thinking about removing the roof tiles to minimise pressure on the walls and use something like dpm as a temp covering. Then to add series of hefty cross beams, before removing that corner of the roof and working down. The three chimneys will also need to be removed.

Would removing the tiles from the roof be sufficient to reduce the spreading force of the roof into the walls?

I need to demolish a 3 bed, 120sqm 2 storey detached house (so 60sqm footprint) in london borough of barnet.

The house is near one other house (alleyway in between), otherwise we're pretty far from any other structure.

I'm sorting out as much of the "pre work" as possible myself, e.g. fencing, utilities, asbestos.

I'm getting quotes that I think are pretty wild. So far 70K and 50K from small demolition firms.

At this rate I'll be doing it myself!

How would you go about trying to get this done for a more sensible budget?

We have recently moved into a 1958 two-bed bungalow, we are looking to extend at the rear of the property which will mean building into the old garage towards the rear of the property.

I will be building a shed further back, so it’s time for the garage to go. Looking at it and understanding the original construction time period. I believe it is an asbestos sectional garage.

A friend recommended that we put it on Facebook marketplace for free so the others could potentially extend their garage. However, the legislation seems a bit hazy about whether you can give away things like this.

Even the roof could potentially be or contain Asbestos.

I've got some asbestos floor tiles I need to remove and just need a sense check to make sure I'm not missing anything.

I've got FFP2 disposable face mask, disposable coverall and disposable gloves.

I will wet the tiles with a mist spray and apply the least amount of force on the crowbar to losen the tiles.

Tiles and PPE to be disposed of in plastic bags provided by Council.

What about the adhesive under the tiles? To what extent will that be contaminiated with asbestos?

Let me know if you've got any more tips.

	Thanks

A tale of woe and a warning to others for something I was unaware of……

demolition of our old bungalow was never in question so we did our due diligence and got an asbestos survey and quotes from demolition companies to deal with it and the demolition. All agreed on and in progress.

they get to pulling up the slab and under the conservatory which was built at a later date to the original bungalow and they find loads of asbestos used as hardcore which was bound to the concrete of the slab. No safe way to pick it out without smashing the slab and potentially releasing those harmful fibres so the slab has to be removed onto an 8-wheeler and taken to a safe land fill at a cost of £4K!!! 😭

obviously it has to be done but it’s a real kick in the knackers and a cost I really can’t afford.

so for anyone reading this that will have a demolition as part of their build keep a big chunk of cash to one side for unexpected asbestos removal. If you don’t find any then you have spare cash for something else or a holiday. Don’t be like me and have to go in to even more debt to get rid of it.

	😭

The cottage we're in the process of purchasing will be demolished and we'll build a new dwelling. Even to an amateur like me I can see that the whole of the rear roof consists of sheeting that probably contains asbestos. The surveyor also indicated the "slates" on the front were probably asbestos too. Given the age of the property (c. 1840), this suggests that a proper asbestos survey is necessary. Should we look to do this before completion? We're expecting to have to pay a sizeable sum to have anything nasty professionally removed so this will be more for us to be aware of the impact on the wallet rather than a deal-breaker for the purchase.

Once we do own the property is there any advantage to having the removal & demolition done by a single contractor, or could we get a cheaper overall price by having the asbestos handled separately?

There's a chimney stack on the party wall in the back room of Victorian terrace. Previous owners on both sides removed the breast and there are a few courses of brick in either loft. Perhaps 10 courses below the roofline and about 15 above so seems very too heavy.

I've only taken down one chimney stack before and that was conventional double brick with a square hole and flashing let into the brickwork about 40mm. I'm pretty sure the stack was rebuilt in the 1970s and it now has a ceramic liner which has been concreted around tying it to the surrounding brickwork. The flashing has gone under the bricks and has been dressed up around the liner. The concrete had stuck really well to the lead flashing and I had to tear the lead to get the concrete off. Any idea if this is normal?

Any thoughts? The wires, I see three....they dissect the site. I wonder could they be buried? Also there are three wires going from poles on street front to back. Front one takes 2 wires to cottage.

	I fancy 3 phase.

	Hi

We are demolishing/dismantling an old prefab bungalow to build on the plot. The plot is lower than the road and tends to flood and we want to build up the height of the site before we dig foundations etc.

I am assuming that I should be able to get hold of top soil for next to nothing from groundworks elsewhere in the area and that I will just need to hire a digger and driver to level the pile of soil around the site to a level determined by a surveyor.

I'm guessing it's not that easy (most things aren't!), could I have some advice please.

	Thanks

I have just taken a couple of weeks off to start taking down the old cattery business that is on the plot that we have bought, but have just discovered that you supposedly need to submit a demolition notice for taking a building down. I have just read the Approval Notice and there isn't any mention regarding notification prior to commencing demolition of the existing buildings. The buildings are shown below, and I am not sure whether I could simply just take these down or am I risking a fine?

	Hi all,

We have a concrete garage with an asbestos roof which needs to be taken down before building our extension.

My plan is to have the roof removed by an asbestos removal company, then stick the concrete part on eBay for someone to come and take away.

The roof is 6 metres x 3 metres, 9 panels - photos attached. I've contacted a company to ask for a quote - just wondering if someone here could guide me on what a reasonable price for removal and disposal of this size of asbestos roof would be?

	Thanks!

	Hi all

I want to remove a wall from my outhouse. In the attached diagram it's the red one. The outhouse is solid brick construction in the walls, not sure what the roof is made from.

Do you reckon I can safely knock this wall through or does it need support beams?

The dream would be to knock all the inner walls through but I assume that would definitely need support beams?

	All input appreciated!

For our extension, we'll be having the entire rear cavity wall removed: half single storey and half double storey. In addition, around a third of the side will also have the double storey removed...as well as the roof structure

I'm reasonably OK at breaking things and as I'm managing the project, fancy saving some pennies and doing the demo work (mostly) myself.

I could hire some manual labourers and there will be space for machinery as the garage will also be demolished.

How would you go about doing this?

This is our home and half-finished, but we will move out for the works.

I'm currently leaning towards not having a tin hat for the roof as the pricing is crazy. Should I wait until the new roof has been built before taking the walls down. But by that time, the new walls and slab will be in place, so perhaps more of a headache?

	Hi all,

I am planning to knock down an ugly pre-cast concrete bungalow in a conservation area and build a part 1-storey part 2-storey house.

The planning officer emailed me with the good news that my latest revision satisfied both him and the conservation officer and the application will be recommended for approval. The expected decision date is 09/02/2024.

The footprint will largely stay the same with some extension to the rear. Is it common to retain the old foundation or does it have to be demolished as well?

Do you know how strict was the building control back in 1970th when the current bungalow was constructed? Did they get away with light foundations those days or did building control require a proper foundation even for precast concrete bungalows as they are considered to be lightweight?

	Many thanks!

The services are almost gone, the demolition notice is in and the asbestos will be out soon.

So, DIY demolition? I suspect it is fraught with real and imaginary dangers but is there any reason why I shouldn’t crack on with it (when all the other i’s are dotted and t’s crossed). I have a mass of free labour that is desperate to get started.

Any advice on how to go about this?
